Buying
Looking for a home?
Buying a home is a big decision. From budget and financing to bidding and handover — a good process keeps you safe all the way.
- 1
Step 1
Get a financing certificate
Talk to your bank early. You'll look at homes that match your budget — and can move fast when the right one appears.
- 2
Step 2
Find your dream home
Get to know the areas and feel the atmosphere. Look at several options — you'll know what feels right.
- 3
Step 3
Talk to a local agent
We know the neighbourhoods and can guide you on opportunities and the market.
- 4
Step 4
Go to viewings
Read the sales prospectus first. Check room sizes, layout and daylight — and ventilation and water pressure.
- 5
Step 5
Place a bid
Have a plan and an upper limit. Your financing certificate covers you as far as it goes.
- 6
Step 6
Contract & handover
Once your bid is accepted you're bound. The contract is signed, you can take out buyer's insurance — and then you get the keys.
Four tips for the bidding round
Bids can be placed at any time, but the acceptance deadline can be set no earlier than 12:00 on the first working day after the last advertised viewing.
Have your financing ready
The agent normally checks with your bank that financing is in place.
Set a clear limit
Decide in advance what your maximum is — and stick to it.
Bid on one home at a time
Bids are binding. You could end up committed to more than one purchase.
Talk to the agent
Ask about the bidding process. The more you know, the better your decisions.
